No. 45, Monmouth Street, Ibis House
This five-storey, brick faced office and retail building fronting the south side of The Dials defines the corner of Mercer Street and Monmouth Street. It has formal elevations to all three street frontages and forms the northern apex of Terry Farrell and Partners Phase II Comyn Ching Triangle development of 1985-1995, which includes nos.45-51 (odd), Monmouth Street and nos. 29-31 (odd), Mercer Street.
The building, together with the drum in the southern corner of Ching Court and the corner building at the junction of Shelton and Mercer Streets, also designed by Terry Farrell and Partners, were listed Grade II in November, 2016. The building forms an important and integral part of the overall development, although taller than the rest of the street frontages.
Whilst the building adds to the interest of the Seven Dials Conservation Area, it is arguable that the skyline round The Dials should have been maintained at the same level as The Crown Public House so as to preserve the original geometrical volume of the central space.
The glazed drum at high level contrasts with the remainder of the striped brick elevations. The shopfronts are neat, unobtrusive and appropriately painted in dark red, without projecting blinds and only one, neat and modern, externally illuminated projecting sign.
The entire building is of both special architectural and historic interest and significance and particular townscape value, contributing to the character, appearance and significance of the Seven Dials Conservation Area.
It is important the shopfronts should be maintained as existing.
