Nos. 31-33, Monmouth Street
A four-storey infill development of Georgian Revival character faced in London Stock brick with red brick dressings and balconettes – comprising five bays in width with a blind bay at the centre extending through the first and second floor storeys and projecting balconettes at first, second and third floor levels – designed by Levitt Bernstein Architects and built in 1983 – shops at ground floor level to each side of a narrow entry to the Neal’s Yard Development behind, marked by a poorly-designed projecting canopy and a storey-height projecting sign directly above. Modern shopfronts of traditional character painted in dark blue, with externally-illuminated applied lettering along the fascia, and projecting internally-illuminated box signs at each end.
An unlisted property of modest townscape value contributing to the character, appearance and significance of the Seven Dials Conservation Area.
There would be benefit in removing the existing projecting internally-illuminated box signs and replacing them with well designed projecting hanging signs, and encouraging the provision of flower boxes on the projecting balconettes.
