Appraisal

No. 37, Monmouth Street

An original three-storey, early-18th-century grade II listed house, heightened by a storey at third floor level, refaced and a shopfront installed in the early 19thcentury. Two well detailed, subdivided sash windows at first, second and third floor levels, set within segmental arched openings. The property was successfully repaired and restored c.1983. The shop unit is linked with that in no. 35. Regrettably, the modern but traditionally detailed shopfront lacks entrance doors either to the shop unit or to the upper floors and is painted off-white. The fascia carries sign written lettering and a projecting bracket at first floor level carries a hanging sign. A projecting bracket fixed at first floor level on the party wall line (with no. 35) carries a Covent Garden Lantern™. A retractable projecting blind is located directly above the cornice of the shopfront.

A property of both special architectural and historic interest and particular townscape value, contributing positively to the character, appearance and significance of the Seven Dials Conservation Area.

The provision of an appropriately detailed entrance door to the shop unit and the repainting of the shopfront in an appropriate dark colour is to be encouraged.
